Hello. I am renting out a bachelor walk-out basement (1st floor) located at the corner of Henderson and Clark. Rent is $850/month. It’s comfortable, clean, and a great place to live.

Available for immediate move-in. No parking available. Looking for a male tenant without pets and a non-smoker. Sound insulation (solid door, etc.) has been thoroughly done for comfort, but there may be some noise from my two children. You’ll like it when you see it.

You will have your own bathroom. Utilities and high-speed internet are included. The apartment comes furnished with basic kitchenware. The floors and furniture are all new. It’s in a very quiet and safe area and is clean.

The hallway and backyard (great for enjoying the changing seasons) are shared with my family. We access the backyard through the fence when cleaning or taking bikes out in summer. Occasionally, I may need to access the maintenance area for the water tank (entry through the basement).

Laundry is available once a week on the upper floor.

**Public Transport:**
There’s a YRT (Bus 2) stop right in front of the house. It takes about 10 minutes to Finch Station from there.
To catch the TTC, it’s a 13-minute walk to Steeles Avenue, where it takes about 10 minutes to Finch Station.

**Shopping:**
- 15 minutes walk to PAT Korean Grocer
- Seasons Foodmart (Chinese market)
- HyperFresh (the closest grocery store)
- For basic shopping, there’s a convenience store right in front of the house.
