For rent is my basement unit in Sharon/East Gwillimbury. It’s near Newmarket. The basement is a two-bedroom unit with separate entrance, its own kitchen, living room, bathroom and shared basement laundry.

The rent is $1950 plus $200 for utilities and $50 for parking spot if needed.

Tenant needs to get tenant liability insurance before move in. The cost is about $30 per month depending on tenant’s circumstances.

Unit is currently tenanted, and available from Feb. 1st, 2026.

No smoking or vaping of any kind inside or outside within property boundary.

No Pets of any kind please.

It’s legal basement with proper sound insulation, fire separation and four windows, two of which are large above ground egress windows.

The house is on corner lot and has an easy basement entrance access.
