THE ROOM
A sunny, spacious private bedroom of approximately 194 sq. ft., plus a closet, with high ceilings and two large windows facing College Street.
The room gets lovely natural light and direct sunshine. It’s on the upper level of our two-level apartment, with just one other bedroom on that floor.
It comes unfurnished, except for the desk and desk chair, which can stay if you’d like them. No air conditioning is included; the portable AC pictured is not included.
THE APARTMENT
Our home has classic Toronto charm, with tall ceilings and wood floors that show their age. Some floors and finishes have visible wear from years of use; we care for the apartment and share responsibility for keeping it clean.
The shared kitchen includes a fridge with freezer, stove, dishwasher, microwave and toaster. The bathroom is shared.
Our apartment also has a lovely rooftop patio/balcony with seating and a barbecue, shared among the roommates—a great spot for dinner outside or having friends over.
RENT AND EXPENSES
• Rent: $869.03/month, including heat, water and gas.
• Electricity and internet are split equally among four roommates. After splitting, your share averages approximately $50/month for electricity and $33/month for internet.
• Budget approximately $83/month for those bills, or about $952/month including rent. Actual bills vary, so this is an estimate rather than a maximum.
• Shared household supplies are extra, with costs split among roommates.
• No laundry on site. Laundromats are nearby, and everyone pays for their own personal laundry.
• We take turns washing shared kitchen and bathroom towels monthly. That load costs up to $8 total, or $2 each when split four ways.
LIVING TOGETHER
The household currently includes three women in their 30s. We value a friendly, considerate home, share chores and respect each other’s space and sleep schedules.
Hosting friends and occasional overnight guests is welcome, with consideration for roommates. Extended stays need to be discussed and agreed on beforehand.
The room is for one occupant. No pets. Smoking outdoors only; no smoking inside the apartment.
LOCATION
Near College and Ossington, with a TTC stop right outside. Metro, laundromats, cafés and plenty of restaurants are nearby. No parking is included.
ARRANGEMENT AND REQUIREMENTS
• Available December 1.
• Looking for a long-term roommate, ideally for one year or longer.
• Written roommate agreement with the leaseholding tenant; you won’t be added to the main lease.
• First and last month’s rent required before move-in: $1,738.06 total. The last month’s payment will be applied to your final month under the agreement.
• One valid piece of ID shown in person before finalizing the agreement.
• Two references from previous places you’ve lived, such as former landlords or roommates, requested after viewing. If you don’t have two housing references, let us know so we can discuss alternatives.
