Cozy studio apartment for sublet in a three story walk-up in St Vital. Move in date is flexible from around August 1st to October.

The unit is small but designed with a layout that maximizes the space, there is a spacious closet that opens with sliding mirrored doors and can be accessed from the entrance way as well as the living area on the opposite side. The kitchen has plenty of storage, counter space and outlets as well as a double stainless steel sink and good sized fridge and oven. (There is no dishwasher or microwave included with this unit) The bathroom is standard with a good sized bathtub as well as a vanity cabinet below sink and a mirrored medicine cabinet above.

The location is also great, located on St Anne’s street approximately a 5min drive from St Vital Mall. There are plenty of grocery stores and restaurants with in 5min or less driving distance as well, such as; Superstore, Sobeys, Walmart, Freshco ect. There are also multiple bus stops right outside the building and providing easy access to the UofM, downtown ect.
There are no designated parking spaces available with the unit however there is free street parking available right at the building entrance that I and other tenants use and is always available. You can also ask to be put on the wait list for a designated payed parking space if you wish, ( I believe it's $40/month) I just always found the street parking to be more than sufficient.

There is coin operated laundry available on the bottom floor.
Heat, water, and a/c are included but hydro (approx. $35 a month) and any other utilities are payed for by the tenant

A few other things to note that we loved about the space:
-one wall is almost entirely east facing windows flooding the space with natural light and they look out over a few houses but your view is mostly beautiful sky and trees
-there are 3 floors in the building and this unit is on top meaning there are no noisy neighbours above you. We also hardly ever heard anything from the neighbours on either side of the unit
-it is pet friendly
-already mentioned but it’s worth mentioning again that we absolutely loved the kitchen in this unit compared to so many other apartments in this price range it’s one of the best for storage and space utilization I’ve seen

My boyfriend and I have lived together in this space for 3.5 years and loved it but have found a new place we love a little bit more. I am home most Tuesdays-Fridays and will have the place available for viewing at almost any time during those days.
