◦ Guarantor Requirement: The tenant must have a North American Guarantor and provide a 1-month deposit (equivalent to last month's rent) along with their first month's rent.
◦ Deposit for Non-Guarantor: If the tenant doesn't have a Guarantor, they must provide a 4-month deposit (equivalent to last 4 months' rent) along with their first month's rent.
◦ Tenant Insurance: Tenant insurance is mandatory upon approval of the application and lease. We recommend Summit >< LeaseTrack (summitcover.ca).
◦ Application Process: Management requires the full name, email address, and phone number of the potential resident and, if applicable, the guarantor. Two pieces of government-issued ID are also necessary.
◦ Application Submission: Eligible applicants will receive an application through Entrata for management approval.
◦ Administration Fee: Upon approval, a $250 administration fee is required.
