Hi! Are you a professional lor student looking for a very centrally located home? [if listed, there is still availability. First available: 15 Oct 2024]
1 bedroom available for rent in my 3 bedroom (3 bathroom) townhouse, Central McDougall (McDougall Landing). (1 BR = $900/month, all utilities, internet included. Damage deposit: $900)
-A very short walk to MacEwan University, NAIT, Kingsway Mall, Rogers Place, Norquest, everything downtown.
15-10909-106 St
This is in the heart of Edmonton's downtown, and yet is still a surprisingly quiet, family-friendly neighbourhood with a beautiful park in its core.
-no need to shovel snow or mow lawn, any outdoor maintenance: this is covered in owner-paid condo fees.
-Built in 2002 and well-maintained.
The bedrooms are spacious. The one for this ad being rented has a double-closet.
Lots of sunlight, on the top floor.
-Due to layout of the washrooms and closet, no bedroom shares a wall, allowing you lots of privacy.
-A very cozy living room space with gas fireplace. Modern kitchen.
-Central Air Conditioning just added! This will be great for the (now) 36C days of summer.
-Back deck "Hawaii" setup with fountain, plants, hard-top gazebo
-Nice division of floors: Upstairs sleeping space, main-floor living space.
-2x decks for summer! :) Front and back.
-large cabinets and pantry for your food
-Storage available (some in garage, some in basement)
-There is a washer and a dryer in the basement. There basment is currently being developed. It will be (mostly) a downstairs music studio (sound-proofed).
-Parking: It should be possible to fit 3 vehicles in the space between garage, driveway, street parking. Right now there is one.

Hi, my name is Stephen and I'm both a substitute teacher and a professional musician. Welcome to my townhouse! I am living here.
-If you might be interested in the place... tell me a bit about yourself? What do you do for work or are you a student? Some of your interests?
-any needs with the place?
-Would you be OK with a 6 month or 1 year lease? (preferred)
** If you do not introduce yourself, I will not respond **

If you are interested, I would want to vet a little (later step) so I would ask you provide (later):
-2 references. Preferably a) a past landlord or professional (work, educational or similar) and b) one personal. I will talk with these people, if we are considering you move in.
-Tenant insurance. Proof of this will be required before moving in.
Secondarily, I would hope to see that we might be people that might get along well, living in the same space. However, just not getting in each other's way might be good enough! Keeping common areas clean will be important so that we are able to share a happy, harmonious space.
-No drug use. No cigarettes.
-No pets

A little more about me? I enjoy running and swing dancing when I'm not teaching or making music. I used to be more into strategy games, I'm a past chess instructor. I speak 4 languages. I have family in town.
