Landscaping Services in Exchange for Rental Accommodation

I am reaching out to connect regarding potential business opportunities within the Guelph region. I bring over 15 years of professional experience in seasonal landscaping services and I am planning a permanent relocation to Guelph within the next 30 days, with a preference for immediate possession.

I am currently exploring a service-based rental agreement model (month-to-month or flexible agreement that suits my business needs and schedule), offering comprehensive year-round landscaping services to landlords or property management companies in exchange for a rental property of equivalent value. I believe this arrangement can provide long-term benefits for all parties involved.

I am seeking creative control over the property’s interior and exterior design elements that highlight my skills and business brand. Including but not limited to paint, flooring, backsplash, landscaping, and garden development. The property owner would remain responsible for the upgrade expenses and I will contribute renovation labour hours at no charge. The property owner will also be responsible for standard repairs and maintenance costs (e.g., appliances, plumbing, electrical, furnace/AC systems), consistent with traditional rental agreements. Material and upgrade costs might have tax advantages for rental property owners (e.g., capital expenses or maintenance deductions), making this a financially strategic investment alongside the property development process.

In return, I will invest skilled labour at no cost to complete high-quality upgrades during my tenancy that enhance the property’s overall value, aesthetic and curb appeal, while ensuring the property is well-maintained and respected.

Based on current market research and my professional pricing portfolio, an equivalent monthly amount would suggest $2,500-$3,500 for an exterior property average lot size of 5,000-10,000 sq.ft - including rent, utilities, insurance and internet services. Open to reviewing any current rental properties you currently have listed/vacant that meet the criteria provided.
