27-46-17-3), Block B, Plan 101566010, Ext. 37 (part NE 27-46-17-3) & Block A, Plan 101566043, Ext. 61
(part NE 27-46-17-3) totalling approximately 239 acres with a total 2025 assessed value of $137,160.00.
Land is near the east side of Jackfish Creek for possible irrigation. 150 cultivated acres in 2025 in peas. 200
breakable acres. Remaining land in hay in 2025.

Terms and Conditions of the Tender are as follows:
1. Tenders to be in a sealed envelope marked “Ray – Tender” and must include full name, return
address, phone number and email (if applicable) of the bidder.
2. The highest or any offer will not necessarily be accepted. Bidder may tender on any or all of the
above described land.
3. Buyer must provide a certified cheque or bank draft for 5.0 % of the tendered amount payable to
Migneault Law Office Trust. Successful bidder(s) will be notified within 48 hours of tenders
closing and unsuccessful bidders will have their deposit returned.
4. Seller will be responsible for taxes to December 31, 2025 and any purchaser for the taxes
thereafter.
5. Offers must be received in our office by the tender deadline 12:00 Noon, November 30, 2025.
6. Balance of purchase price and applicable GST to be paid within 30 days of acceptance of tender
or deposit will be forfeited. GST registrants may file purchaser’s undertaking.
7. Land sold as is without conditions or warranties.
