White Point Estates- Deeded Beach Access

The lot is 1.5 acres. It spans to both Edgewater Drive and Spygass Way with the option to have the driveway access on either street. When assessing for our own build we opted for the Edgewater side as it was higher. We also completed a percolation test on the lot to determine the best place for a septic field and they determined a good location. We have those permits.
Here is some info regarding being on the Whitepoint Estates property.
Any lot purchased in the estates grants you access to the Whitepoint Hotel property and the beach. A country club membership can be purchased in order to have access to the pool, gym, boats etc.

With the purchase of a country club you would have the same access level as that of the guests, as well as, the corresponding discounts on dining, gift shop, and designated number of rounds of golf. If you chose to use your property as a rental when you are not there, you would be expected to have a 2nd country club membership which would cover your guests if you did indeed want them to be able to access the facilities.
The vast majority of houses in the estates are connected to White Point water. The current cost of water supply/maintenance is $83 per tap per, per year (pricing as of 2020). A tap refers to the water hookup, so 1 per sink, 1 per shower/tub (combined, not each), 1 per toilet, etc. All road maintenance and snow removal is performed by White Point staff, or by contract, with no additional charges being applied to residents (driveways are the responsibility of the resident).
There are covenants that come with being on the Whitepoint Estates property, main one being that the dwelling built needs to be at least 500 square feet.
