Hi there, We ( the Landlords) Andrew and Wendy, live up stairs. We are a quiet mid 30's couple with a cat Avocato. We take pride and very good care of the suite and the property. 

Your Suite has Its own private entrance and your own gravel parking spot in the back. The bedroom is furnished with a beautiful queen bedroom set , new Queen Mattress and new bed sheets. There is a large armoire for linens and extra storage in the hallway. In the living room you will find leather couches, coffee table, LCD TV and tv stand. In side the tv stand you'll find an Google chrome cast, X-Box 360 and an assortment of games. The kitchen is large and includes a kitchen table. The Kitchen is equipped with a dishwasher, microwave, electric kettle, toaster, popcorn maker, coffee maker, dishes, cooking utensils, pots and pans. There is a separate shared laundry room. Utilities are $250/month this includes - high speed wifi. There are base board heaters in each room that have their own thermostats. This allows you to control the temperature of each room to your liking.

Rent is $1250 per month
Utilities are $250 per month
Total monthly bill is $1500

Our place is walking distance to no frills, fish creek park, many other amenities. This is a non smoking/vaping house and suite. This space is best suited for an individual or a couple. It is quite large with large rooms and lots of storage.

We normally Start tenants off on a 3 month lease and extend from there if everyone is happy.
