This is a legal basement suite with large windows located on Temperance Street, 7 minutes walk to the University of Saskatchewan and 5 minutes walk to bus stop on College Drive. It is ideal for students or professionals working at the University and those will be given preference. Maximum capacity is two adults.
Rent includes utilities, laundry facilities and off-street parking for one car (more parking is available at $120 per month per parking spot). No smoking or pets are allowed. The tenants must be willing to sign a lease for a minimum of 8 months. Potential tenants are required to provide references and upon signing a lease, tenants are required to submit a security deposit equal to one month's rent.
The suite has two large bedrooms, a living area, a kitchen, and 2 bathrooms (one has a shower but no bathtub, the other one has a bathtub). It has a separate entrance. Laundry facilities are shared with the tenants of the main floor.
The suite was upgraded recently. New luxury vinyl flooring was installed throughout, the living room, the bedrooms, and kitchen. The fridge, the stove, and the dishwasher were installed new in July 2017, and new heating/air conditioning systems were installed in 2023.
Each bedroom will be furnished with a bed (mattress and box spring), a chest of drawers, a desk, and a wall mirror. Other furniture includes kitchen table and chairs, a living room set, and a microwave oven.
