BANKVIEW CONDO UNIT 4, 1515-23 AVENUE SW CALGARY.
NO REALTORSAT AT ALL PLEASE. REALTOR CHOSEN
Mobility Issues then this is a good condo/ town home for you to consider. To clarify, this 800 sq. ft. condo/TOWN HOME is a BUNGALO DESIGN. The Owner will only need to two steps to enter the home. So this home has underground parking, located immediately adjacent to the Exit. Once you exit the parkade you will need to walk up a incline typical for what you find in the community of Bankview. Your fierst step with be onto your veranda and your second step is in your front door. THAT IS IT, YOU NOT HAVE TO DO ANY MORE STEPS UNTIL YOU CHOOSE TO LEAVE YOUR HOME AGAIN.
This is an ideal location for seniors with limited mobility. To be honest, I do not think it is good for a wheel chair, because it is a 32 in. entry door and has difficult manouverability in the entry way. And it does not have the cupboards with the higher toe kick to accommodate a wheel chair.
I am not a realtor , so I will do my best to describe the property. This is an 800 sq. ft. bungalow style townhome/condo. Technically this is a Townhome, because the property has it’s own private entrance. The complex was built in 1980. The condo fees are $585 per month. This includes heat, water sewer, maintenance and cleaning. The complex has a slush fund of over $400,000. It is managed by a condo corporation. This is an end unit and it has a limited North view all the way to Noose Hill Park and the Calgary skyline.
The Owner has owned this property since the early nineties. It was renovated six years ago, with solid wood European cabinets (The boxes are particle board material.) The upper cabinets are 40 inches in height to add additional capacity and beauty. There is an abundance of lower sliding drawers and it is finished with black granite counter top. The appliances , which are all stainless steel, include a microwave, DW, fridge and self clean stove. The floors are finished with 2 ft. square ceramic tile. All appliances are approx.. 6 years old, with the exception of the fridge which was new 2 years ago.
The ling room, dining room area has a wood burning fireplace and was recently finished with three quarter solid oak flooring.
The Master Bedroom is basically original with exception that the floor was recently redone with maple flooring and a dark mahogany insert. There is a leaded glass panel door to the entrance of the bedroom.
The second bedroom is basically original, with the exception of the installation of solid wood cherry flooring.
The bathroom has an oversize tub, that was recently reglazed. The tub has been retiled with 12 in. by 24 in. tiles, with earth tone colors. The bathroom has black 2 ft. by 2 ft. tiles that match the kitchen and hallway. There is a stacking washer and dryer. These are approx.. 1.5 years old and still have the remainder of the Costco 5 year warranty.
Now for the information that a realtor usually will not disclose:
The home has the original windows. All three windows can be replace at a cost of less than $6,000. I have considered this expense in establishing the market value of the home.
This complex has a total of 36 units. Twenty four unit are stacked two storey units. Twelve are Bungalow unit like this one. Unit 4, is one of only four that has an unobstructed view of the North part of Calgary. It is one of very few end units.
There are no recent sales of bungalows in the complex. The most recent sale was Unit 2, back in 2024, for $364,000, when there was a boom in the condo market.
Most recent sales have been two storey units. Here are the sales and the dates:
Unit 19 $265,350 17 DOM
Unit 10 $270,000 21 DOM
Unit 18 $315,000 143 DOM
Current Listing
Unit 31 $274,900 Currently available
My unit is priced more competitively, in my opinion because it is a bungalow, it has a view and the rooms do not look into the neighbors residences. My unit has more useable sq. footage. My condo fees result in a yearly saving of $980 per year, or over #24,000 owver a 25 year mortgage. And you don’t have to do a flight of stairs from the parkade, another flight to get to the living area and yet another flight of stairs to go to the washroom.
Quickly a two story condo , on average is 925 sq, ft. My unit is 800 sq. ft. However a two storey has two flights of stairs with a 3 ft by 3ft landing and stairs of 3 ft by 12 ft and then an opening on the top floor of approx.. 3 ft. by 10 ft. This results in a loss of 121 sq. ft of not useable space. My unit has condo fees that are $85 per month then a two story condo. For the same useable space
