I have had two different house plans engineered over the years, the most recent about 4 years ago for a smaller two story with garage basement. I have complete plans, engineering and cost estimates for the foundation if anyone is interested, that can go with the land at no extra charge. It cost me close to $14,000 for plans and engineering design.

The land is priced at $125,000 with no HST. The additional costs related to the site slope are about $25,000 to have a footing ready to build on, and then it’s normal construction costs, so for around $150K your dream home could start taking shape. Compare that to subdivision lots priced at $130k or more and it’s an easy decision.
