It's been a paradise but I'm going to Mexico on December 3 and I don't need to make use of it now, a lot of items have been removed and it's messy and needs a clean up in the upstairs
The downstairs was cleared out for $300 by a commercial cleaning service a couple months ago and is in the condition they left it other than less than one garbage bag of food waste around the bottom of the basement stairs

Brand new standard heavy gauge red and black 12 volt wires, splitters and 30 amp MPPT solar charge controller are installed with an 80 amp hour LiFePO4 battery, a 1500 watt inverter and a special wire to connect the whole house power system to the inverter
There's also a 300 watt inverter
The 12v system is connected to an AC typed power bar and a number of appliances like cooking appliances are adapted with an AC connector but they have to be connected to the DC power bar
You can use a normal AC extension cord from the modified AC power bar on the battery that's actually DC and the special appliances and lights can connect at the other end of the cord
If an AC appliance is plugged in it then depending on what it is it will be destroyed and anything can be plugged in
Certain AC televisions will work if you plug them straight in
If the DC appliances with an AC cord are plugged into a normal AC outlet instead of the power bar on the battery or an extension cord from it then the modified DC appliance that comes with the house might be destroyed
The cord to connect the AC house power so the regular lights can be used is two AC male ends made into a 3 foot patch cord and that can connect to the inverter and any wall outlet in the house
The main breaker to the utility has to be off to use it
The current wire connected ground and I've been using it to connect the house to the neighbor so all the lights work
This version will drain the battery
The ground has to be cut
An inverter connects ground to DC negative and it makes a parasitic drain into the ground through the grounded house power system
The wires in the walls haven't been changed or touched in any way since the last inspection, the fingerprints literally don't exist, the dust hasn't been moved anywhere in the house
The 2" upstairs tub horizontal drain pipe that runs in the basement ceiling to the main sewage has always been clogged
I bought a replacement pipe and silicone but it hasn't been fixed and I think the silicone tubes are ruined
The pipe is still there but just hasn't been installed to fix the upstairs bath tub drain
It drains very very slowly and the water goes into the sewage but an amount drips into the basement
The upstairs sink works perfectly
The upstairs toilet sometimes runs and can be fixed by pressing and releasing the handle once
It doesn't happen depending on how it's flushed
The tub faucet is perfect
The kitchen sink needs a washer in the cold water handle and leaks if the faucet under the sink is on
The hot water side is normal and the drain works perfectly
There's a full size stove with an oven that works
Not all of the elements work and one of them sparks but I think the elements are fixable
I believe there's at least 2 that work
There's 2 identical brand new medium size deep freezes that are 2 years old
They're absolutely excellent
Some vegetable were in them and power was cut a year ago
The freezers are included
There's a standard mini fridge and it works perfectly
There's a brand new with the box lid never unstapled 4kw push button start dual fuel generator
It can run on gasoline, natural gas including running forever from the utility natural in the basement, propane, and bio gas or straight hydrogen from a gasifier
It's a name brand
That unopened generator is included in the sale and will be in the house
There's a few pieces of furniture in various condition
A couple big comfy overstuffed recliner leather chairs with a locking recliner handle and a mattress
One of the chairs needs to be upholstered and the other is in nice shape
There's a middle that's in perfect shape that can be used to make them into a couch
There's a huge amount of beautiful commercial lumber in the living room
10 to 20 each of 6" by 1" absolutely beautiful spruce planks that can be stained and standard construction 2x4s
There's more than half a cord of beautiful aged spruce firewood on the deck and the deck is recent and in great condition
Most of the walls, ceilings and floors are the same as at the last inspection and the whole house needs walls and paint etc and there's some damage, everything needs to be cleaned and fixed and a few walls and door frames need to be fixed
Everything that needs to be done can be done in an hour
Nothing needs to be scheduled over an amount of time
Tenants in the upstairs and the downstairs can be in there paying realistically up to a combined $2500 per month on day 1
The power, natural gas, water and sewer connections are ready, perfect, available and unchanged
The water and sewer are currently connected
There have been zero issues at all with the sewer main and the water is ready to go at the shutoff where it comes into the basement

The grocery store is literally a 1 minute drive away and you can see the RCMP station from the parking lot

The town is absolutely beautiful all year with tall trees down all of the streets

I went for a lot of mountain bike rides and runs here
