I have a 3 bedroom house in a quiet neighbourhood. I'm hoping to find one roommate to take the one inclusive vacant room JULY 1st at $600 unfurnished or $650 furnished

I'm a 41 year old male professional and currently have one other roommate who's a student at Fanshawe - so there would be a total of 3 people total living here.

I'm looking for a RESPONSIBLE individual who has lived on their own before; someone who cleans up after themselves and will treat the property with care.

AVAILABILITY: JULY 1st, 2025

TO NOTE: The room is NOT first come first serve It will go to the person who I think would be the best fit for the home.

ROOM TYPE: Private room (not shared) with keyed entry

OCCUPANCY: Single occupancy (not a family or a couple; only one person)

COST: $600 unfurnished (non-negotiable) or $650/ furnished (non-negotiable)

LOCATION: N5Y 3B4 (Closest main intersection is Oxford St. East and Highbury Ave)

FIRST & LAST: First and last is required to move in ($1200 unfurnished or $1300 furnished). This is non-negotiable.

LEASE: No lease is required. It's a ‘month to month’ agreement but a contract would need to be signed for basic house rules and responsibilities.

LOOKING FOR: A professional MALE who is hygienic, quiet and respectful when living in shared accommodations

PARKING: There is no parking available so if you have a vehicle, unfortunately, this is not the place for you

FURNISHED: The shared living room and bedroom can come furnished or unfurnished

ROOM MEASUREMENTS: 10' X 11' (plus closet) a large bright window

UTILITIES: Hydro, water, heat/ air conditioning and internet are covered in the rent

BUS ROUTES: #20 (2 min walk), #17 (10 min walk), #04 (10 min walk), #104 (10 min walk)

CLOSE TO: Variety store (2 min walk), City park (2 min walk) Grocery store (14 min walk), Fanshawe College (31 min walk)

LAUNDRY: A washer and dryer is on site and available for use

SHARED: Kitchen, bathroom & living room

PET FRIENDLY: No. However, I do have a quiet, well trained 4 yr old Australian Shepherd/ Border Collie mix that lives with us. She's always quiet and friendly.

INTERNET: Wireless internet is provided (50 mbps)

BACK YARD ACCESS: There is a large back yard to enjoy

STORAGE: There is no additional storage but there are cupboards available in the kitchen for kitchenware

SOMETHING TO CONSIDER: Try not to compare this room to a shared, loud and messy student rental with 6-12 people living in it. This is a private, clean place that’s quiet and will only have a total of 3 people living in it (hence the price being higher than some places)

ADDITIONAL: Kitchen has full size fridge, stove, microwave, Keurig, toaster oven and air fryer
