Hi all,

I'm out of the city for a few months so I'm looking for a lovely human to sublet my basement apartment from January 1, 2025

> RELATIONSHIP TO UNIT: Renter looking for sublet - landlord is aware.

> PRICE: $1700 a month including all bills (Hydro, heat, water and internet). I would need first and last to secure the sublet and we will both sign a sublet agreement.

> LEASE TERMS: 6 month sublet from January 1, 2025 to June 30 2025

> UNIT: This is a fully furnished basement unit with a walkout directly to the garden. There is also a second entrance at the side of the house. The unit is made up of an open plan kitchen living area, large separate bedroom, bathroom with shower over large bathtub and some storage space. You can use everything in the apartment including cookware, coffee machine, air fryer, dishes, utensils, vacuum etc. Coin laundry is located in the main part of the house. I like to keep my space clean and tidy and I'm looking for someone that is the same.

> LOCATION: The apartment is in The Junction, located on Keele north of Bloor Street West and south of Dundas Street West. It is a short walk(8 mins) to Keele Station (there is also a bus stop right outside the apartment that will get you to Keele Station in 2 mins). There's a No Frills located at Pacific and Annette which is a short walk and an Organic food store called The Sweet Potato at Pacific and Vine, also a short walk. There are also lots of fun bars and restaurants on Dundas Street West. High Park is a 10 minute walk and stunning in the winter too! All round lovely neighbourhood.

> ACCESS: There are a set of small stairs (6 steps) to the apartment entrance and into the main part of the house. There is also a set of stairs into the basement apartment (5 steps)
