Building is a Triplex currently with 2 other families. Fenced in yard with Security Cameras, limited outdoor storage- labelled or its tossed out winter tires, patio furniture and bikes. Unit has a large deck 10 by 20 for your "certified by fire department approved gas bbq". (Most won't allow the BBQ.) The unit has ceramic floors in both the galley kitchen and bathrooms and hardwood floors throughout. Unit comes with clean refrigerator, stove washer and dryer, LED lighting, and fire extinguishers and new mini split slated for install by end of July or sooner. Electrical Baseboard throughout rest of building. Each unit has 2 parking spots, assigned with Plate numbers, you must be willing to text visitor plates to avoid conflicts and being towed. A Std NB month to month lease. Limited pets-Pet Deposit of $300. If you are a responsible pet owner this might be your place.
A scheduled multiple viewing will be set up for max 20-30 minutes thus offering the potential of same day lease signing and immediate possession. You will need to show me proof and copies before viewing: Current tenants insurance coverage, Valid photo ID of all over 18, and proof of employment if one exists, or clear concise written explanation of your situation, SD housing sends letters now so that works for me, valid contact info of next of KIN, plate #'s for parking area. 3 References I can contact on the spot. If chosen after the viewing, you will be called back to apartment for a lease signing...At which time I will take copies and photos of the above items. First payment is due immediately via E-Transfer or cash, once that clears in my account, we will write out rest of checks. Your first check will be made out to Service NB for the full security Deposit- they do accept 2 separate deposit dates if funds are tight. The others will be post -dated 28th and will be held for future rent deposits. NB Power and your tenant insurance company will be contacted in front of me with reference # given to me, along with text picture or forwarded email with confirmation within the week. If your payment or e transfer fails I move on to next potential tenants, so cash is king. We agree on a walk-through date and move in date.
