I am quite nice. I have rarely had any issue with any previous tenant. I still receive Christmas cards, wedding invites, and baked goods from previous tenants. Although I am quite nice, I am not a fool. I am professionally employed and not desperate to have the space rented.

You are quite nice. You must treat the property as your own - with respect and care. You must have references that I can check. I have met references in person before, I have done ZOOM calls with references, and I have become friends with references on occasion - especially clergy of different faiths.
