• You come into the apartment through your private enclosed porch off the driveway at the back of the house. You can store stuff in the porch area. It has a closet to hang your coats and jackets. The lock on the entry door to the porch and the deadbolt on the 30 minute fire rated entry door going into the apartment are keyed to 1 key. You enter the apartment through the kitchen. It comes with a full size frost-free fridge and a full size stove. The kitchen has a stainless steel sink with an imitation granite countertop. It has space for a small table with chairs. The kitchen has a brand new large Low-E Argon energy efficient window which pops out for easy cleaning. The window faces west with a nice view of the driveway, and the Laundry Room next door. The kitchen has a new waterproof laminated floor. The bedroom is off of the kitchen. It can easily fit a queen size bed with a dresser. The bedroom has 1 wall with a good size closet and a shelf. The window faces east with a view of the house next door. The bedroom has a newer ceramic tile floor. The large living room is also off of the kitchen. The exterior wall has interlocking wainscoting. The living room has 2 windows. 1 window is a brand new large Low-E Argon energy efficient window which pops out for easy cleaning. All of the apartments at this location have their natural gas heat, and hot water included including the electricity through NB Power. There is plenty of free paved parking on the right side of 570 Needham Street, and especially at the back of the house. It is on the bus route. The snow removal, lawn care, and maintenance are included.



• The coin-operated Laundry Room has a passcode lock, and a new video surveillance system for security. It is open 24 hours a day, 7 days a week for your convenience. The Laundry Room has 4 appliances. There are 2 current model Maytag commercial front-load washers starting at only $2.50. These impressive Maytag washing machines feature a Powerwash® Cycle for only an extra $0.50 which gives you extra cleaning power by adding more agitation time, hotter water, and extra rinses. There are 2 stacked Maytag commercial natural gas dryers starting at only $2.75 to dry your clothes. You just add extra quarters for extra minutes if needed. The Laundry Room is located next door on the side of 560 Needham Street. It was recently painted. The Laundry Room has a ceramic tile floor.



• Grocery and shopping amenities are close by. Because of 570 Needham Street’s ideal location there are many restaurants and coffee shops including Harvey's Restaurant, Fredericton Boyce Farmers Market, Tim Horton's, MO•CO Kitchen Downtown, Lunar Rogue Pub, The Midsea Eatery, and Snooty Fox to name a few within walking distance. A 5-minute walk will take you to Sobeys for all of your groceries. A 7-minute walk will take you to Kings Place Mall with over 27 stores and services to choose from. A 5-minute drive will take you to the Regent Mall with over 115 stores and services to choose from, and the Dr. Everett Chalmers Hospital (DECH).



• The University of New Brunswick (UNB) is only a 10-minute walk from the building. The New Brunswick College of Craft and Design (NBCCD) is only a 10.5-minute walk. St. Thomas University (STU), New Brunswick Community College (NBCC), Atlantic Business College (ABC), and Maritime College of Forest Technology (MCFT) are mere minutes by car from 570 Needham Street.



• The Security Deposit is the same as one month's rent. For example, if your rent is $1,595 then your Security Deposit is $1,595. I prefer to get all $1,595 of the Security Deposit up front with the $1,595 in rent when moving in.



• Cats and dogs are allowed at all of my locations for an extra charge. If you choose to bring a cat with you it is $45 per month per cat. If you choose to bring a dog with you it is $55 per month per dog. I have extra parking spaces at some locations that non tenants can rent for only $59 per month.



• I give you a 2 Year Rent Guarantee that your rent will stay the same for 2 years. A lease is required until August 31st, 2026. You would give 3 months notice in writing by May 31st, 2026 or earlier to terminate your lease for August 31st, 2026. If you don’t give 3 months notice in writing to terminate your lease then on September 1st, 2026 the lease would automatically renew on a year to year basis.
